Outbuildings: Shops, Sheds, and Detached Garages

Outbuildings constructed on a residential property are usually subject to the IRC building code, as determined by city and county building officials. This code provides design standards for typical home construction, promoting safety and cost-effectiveness. If the construction falls within the prescribed standards, an engineer is not required according to the the residential code (IRC). However, specialized engineering may be necessary for elements that exceed the typical conditions assumed by the IRC. For instance, tall walls (>10ft) or high snow areas are common conditions that may require specialized engineering for residential outbuildings.

Outbuildings for non-residential uses are required to be designed and stamped by an Engineer or Architect by most city and county building officials per the IBC building code.  This requires a higher level of design and drawings than required in the residential condition because most of the residential outbuilding is built per the IRC prescriptive requirements.
